‚ÄčA $100-million North Melbourne development by Cbus Property offers 138 low-rise apartments in a village-style setting on the city’s edge, in the heart of inner-city university and health precincts.

 

Assembly sits on the northern edge of Melbourne’s CBD, on a wedge site bounded by Capel, Courtney and Queensberry streets. The Woods Bagot design features four buildings around a European-style courtyard, with landscaped laneways between the buildings and communal rooftop terraces to take advantage of spectacular city views.

 

Each building has four levels of apartments, with 20 apartments in the smallest building and 43 in the largest. Two basement levels will provide parking for 138 cars and storage cages for all apartments.

 

Global design firm Woods Bagot drew on North Melbourne’s industrial heritage for Assembly’s architecture. Peaked rooftops were inspired by factory sawtooth rooflines and individual buildings will be clad in metal and raw concrete, with generous windows and balconies cut into each form.

The Jack Merlo-designed central courtyard – with large jacaranda trees and built-in seating – will provide a protected and private space year round. Soft planting will wrap the buildings at ground level, creating a welcoming mat to each of the four lobbies. Residents will also share two rooftop terraces sited for city views and northern light.

 

Apartments with internal areas from 47 square metres to 94 square metres. All apartments have a ground-level terrace ranging from 6 square metres to 38 square metres or a balcony from five square metres to 59 square metres. While most apartments have parking on title, some one-bedroom apartments do not include a space and buyers have the option to buy one separately.

 

The Woods Bagot-designed interiors have a warehouse aesthetic with exposed-concrete living area ceilings and balcony soffits, wide white oak floorboards and 2.7-metre-high ceilings in open-plan living with kitchen areas defined by ceiling bulkheads.

Kitchens feature deep peninsula benches and benchtops and splashbacks in a natural concrete-toned Caesarstone. Soft-close kitchen joinery is in timber veneer and 2pac, with stainless-steel gas cooktops, underbench ovens, rangehoods and semi-integrated dishwashers by Smeg. Kitchen upgrades include wine cellar shelving and twin pendant feature lights.

 

The bathrooms have frameless glass shower screens and above- and below-vanity storage. Bedrooms have built-in wardrobes and wool-blend carpets and all floor plans include a concealed laundry. Performance glazing, rainwater harvesting, bicycle storage and water- and energy-efficient fittings contribute to the project’s six-star-plus energy rating.
