Considering Downsizing?

 

First of all I don’t like the term downsizing.

I deal with 50 year plus buyers everyday or at least 4 times per week and I really understand the challenges you’re facing.

 

Size matters but Size costs
 

Is this you or almost you?

You have lived in your house for 30 years, raised 2 kids, put them through private schools, most likely have a holiday house in Blairgowrie, drive a C Class Mercedes, play golf at Yarra Yarra, and you simply don’t want such a high maintenance home nor do you need a 4 bedroom house.

 

 

So you are considering what to do?
 

You're conscious of body corporate fees or OC fees.

You don’t want to live in a huge 70 storey building.

You don’t want to live in a shoe box either.

You're looking for a 3 bedroom apartment in a low rise building surrounded by similar minded people.

 

The ideal set up is hard to find:
 

Unfortunately, developers need to make a profit and need to fit as many things on a site as possible, which means apartment sizes are getting smaller and smaller. Too small in most instances.
 

Buy off a trusted brand. Know who you are dealing with.
 

 

 

It’s about compromising certain things, but not everything......
 

Put a list of things that you must have and things you can do without.

Is a garden or courtyard a must have?

Is a view important?

Is a pool and gym a must have?

Is the 3rd bedroom imperative?

How important is a second carpark?

Is price more important than location?
 

My opinion, for what it’s worth, is that location is paramount.
 

Shops, transport, cafes, restaurants, and cinemas all within a short distance is the most important thing.

I would compromise size for location. I would like both sure, but if I had a choice, I would choose location.
